What Businesses Should Move Into the Las Positas Executive Center?

There is plenty of open office space in the Las Positas Executive Center. What businesses would you like to see move in?

If you've driven by the Las Positas Executive Center on North Livermore Avenue, you have seen the signs saying there are openings.

There are some businesses in The Center, including a Sherwin Williams and a Western Dental.

But there is still plenty of open offices. The Center's website says suites range from 3,860 to 720 square feet. Being located just off the freeway and close to downtown does seem to make it a good location.

So what would you like to see move in? Is Livermore missing a business that you want? Would the Las Positas Executive Center be a good location for it? Tell us in the comments section.

I've never understood why businesses seem to fail in that center. I have a theory that it's because of hampered parking lot access and poor visibility from the street.

I can tell you one reason for the high turn-around and vacancy rate: The property owner. He is rather difficult to deal with and is not very responsive to his tenants when there is a problem that is not their obligation to handle under the lease agreement. Not to mention he demands extremely high lease rates. I have dealt with many of his former tenants and they all cited those as the main reasons they chose to relocate. On the flip side, some of the businesses just failed due to the economy and various other factors so the property owner issues are not the only reason for the lack of success at the location.

I do not believe that these buildings are zoned for a "Dunkin Donuts" type of business. I do believe that T.Brickle is spot on with his comments. I have also heard from past and present tenants about, how difficult the landlord is to work with. I also believe that one factor ia that new "start up" comp[anies do not do enough homework before jumping into an expensive lease, and do not have the capital to sustain their business during poor ecomomical period.

Livermore needs it's own Sweet Tomatoes Restaurant! The one in Pleasanton is always crowded and that is one restaurant type that we have been missing for too long. It's healthy and family-oriented, serves both a lunch and dinner crowd. Bring one to Livermore, please!

Having been longtime friends with business owners formerly located at the Executive Center (and having personally met the landlord several times), I can add to the claims that the landlord of the property is... "difficult." Definitely not business friendly.

Camnibus club, strip club, methodone clinic 25 cent peep show and xxx adult bookstore. Also a homeless shelter and dildo/butt plug factory and showroom

Book store,camera/photo store,tennis/racquetball/gym club. Child care!!!! Kindergarden/pre-school!!!! Cellphone/computerstore/repair shop! Adult ed classes. Machine shop,manufacturing. motercycle/atv store/repair shop.......
