Median home prices increase in Livermore 12% - so what?

Ok, first, I made this headline up. It's probably not true, but even if it is, in my opinion it's a pretty worthless statistic.
Median is different from average.  It simply means the price of the home in the middle; i.e. if 9 homes sold in a week, what was the price of the 5th most expensive home? 
Why do I think this statistic is of little value?  For a number of reasons, mainly because it doesn't take into account the size of homes - maybe this week the average home that sold was 3000 square feet and last week the average home that sold was 1500 square feet.  Wouldn't you expect the homes that sold this week to have sold for higher prices?
$/square foot is a much more useful statistic.  It also is harder to calculate.  Maybe that's why most articles rely on median home price statistics.   But the easy answer is not always the most useful one. 
Next Monday I'll post the trends in $/square foot of home sales in Livermore.
