Has the Market Shifted???

As of this morning, there are 119 homes for sale in Livermore.  That's a substantial increase in the past month (around 80 was typical in August).  

Why the increase, and what does it mean?

More folks have decided that now is the time to sell.  Maybe from the recent headlines about real estate values, who knows for sure, but even though inventory is still relatively low, we are entering the fall phase where the market tends to cool, just like the weather.   With more homes suddenly on the market, this will accentuate this.  

The best homes will still sell fast, some with multiple offers.  But it appears the days of doing minimally prepping and slapping a high price on your home are on the way out.  And that's not a bad thing.
